It's important to know the process we take in the early stages. Getting your plans right and being aware of what is included in your contract price is crucial. We want you to be informed from start to finish.
1: Draft plan and site plan locations.
We understand every person's requirements are different so this is why we take the time to ensure your requirements are met. That is why we position the house plan onto a site plan to show the importance of correct orientation.
2: Approximate house costing.
As you can appreciate to remain competitive we take our pricing on one of your biggest investments seriously. This is why when we provide an approximate price it is merely a guideline to proceed further. We are flexible with all aspects from design to inclusions to suit most budgets.
3: Preliminary Agreement.
For us to proceed further we ask for a HIA preliminary agreement to be signed to proceed further with more detailed preliminary plans, soil tests and engineering details which enable us to provide a fixed price in your proposed home.
4: Preliminary plans drafted.
Your draft plan as discussed will be sent to our design team to turn your ideas into a workable plan. It is at this stage we arrange a soil test to be carried out on your land.
5: On site meeting.
At this stage it is important for me as the licenced builder to understand my clients needs and to draw upon my experiences to answer any questions and concerns you may have.
6: Fine tuning the plan.
Once we have received your preliminary plans (this generally takes up to two weeks) we will contact you to discuss a convenient time to discuss any changes required. We are also able to provide copies of the plan for your perusal in the comfort of your own home. Ensuring the plan exceeds your expectations and requirements is an extremely important process.
7: Budget Estimate.
Now we have a workable plan we provide you with a budget estimate document based on our standard inclusions. These inclusions are able to be changed to suit your budget and requirements.
8: Working drawings.
Once all changes have been made to the preliminary plans we will arrange full working drawings to be completed. These plans are then sent to our engineers for the important job of designing the footing and slab of your home as we believe a solid foundation builds a solid home. (We do not use a waffle pod system)
9: Fixed Price.
Now we have all the required documents to provide a fixed price on your home with the security of knowing there will be no hidden extras. Our comprehensive inclusion document clearly outlines this in plain English.
With all parties happy to proceed a HIA fixed price contract will be signed. You can be assured that throughout the entire building process you will be dealing with myself (Chris Briggs) as the owner of Jubilee Homes and the licenced builder.
